SE London - loft & s/s extension

Hi there - we're looking at getting some work done and have had two quotes, which are quite far apart.
We bought the house several years ago, which already had the loft converted, however only into the eaves, with a side dormer. We have all the building reg approvals etc for ths.
I want a hip to gable conversion, with two bedrooms in there (we've run out of rooms for our kids).
In addition, i want a 6m x 3m single storey extension downstairs to the rear of the house, knocking the wall out between dining room/kitchen.
It's a pretty standard late 20s/early 30s semi detached.
I've had two quotes to date - 60k and 90k - both to the same rough spec (windows/doors/general finish).
Does anyone have any experience in this?

The single storey extension would probably be around £20k but the roof conversion depends on complexity.
It also depends if you have accurate drawings and specifications for builders to calculate from..
