Unfortunately every house sale is different, sellers circumstances, location, state of property etc. You need to decide the maximum that you are willing to pay and make offers up to that figure, and if they say no just walk away. There will always be more houses, I'd say just bite the bullet and make another offer if that is what you want, but remember you can't force sellers to reveal their hand.0

Cheers, We are just wary of the fact that we have heard about valuers being very cautious at the moment, so dont want to agree a price and pay solicitors fees and survey etc only to find out we have agreed a price that the mortgage company aren't prepared to lend.Now buying our second house:

why do you think it is overpriced? based on other local sales and condition or on your opinion. I think my brothers 2 bed flat in london is overpriced but the market disagrees.0

I thi nk that is a worry in everyones mind with the valuers but you just have to be prepared to deal with the findings and accept it is prt of buying houses. Looking at comparables may help to make you feel more comfortable from your chosen area.0 -

With regard to the first property it has been on since september originally for 170. #41 was an end of terrace with a garage and that sold for 165 the other that went for 152 had 3 properr bedrooms and i say that because on the info it says that it has a loft room and not a 3rd bedroom i would look into that as you could use it as a bedroom but may not be up to regs hard to tell without further investigation.
I would agree that it is over priced for where it is and if it was me i wowuld be wanting to pay uner the 150 personally based on what else is there in Bristol.
I personally prefer Chewton close and if you look at the prices that were sold the last one was a terreced with no garage parking back. It has been on since lasr march and they have dropped price 4 times
If you prefer the first one I would offer and if you can get it for the right price it would be good but equally i would go for a low offer on the second and try my luck
