    You can't tidy up carpets that are so bad they need replacing, dog chewed skirtings and architrave and a dirty great skip in the garden. I would be asking the agents for the written reports of their visits. You definitely need a new lettings agent.

    Before you dump your current agent, you need to get the credit check and references from them. This is the first hurdle you need to jump to try and claim.
  • If you really can't find an owner for the skip, could you sell it to another skip hire company for a few quid & free collection?

As long as the tenant has paid their rent in full, on time and is in a set term tenancy your chances are very low
