Why book a viewing and not turn up??

Why do people book a viewing and then not turn up. Its so frustrating and so so rude. We have just been let down (for the second time by the same people). Apparently they are desperate to view our property- but not so desperate that they actually turn up.
I find viewings incredibly stressful, I work and Ive 2 young children so getting the house to viewing standard takes a lot of work- plus a lot of shouting at the children and not letting them play with toys etc :( All this, then the people dont turn up:mad:

How hard would it be to make a phone call to say you cant make it anymore/not interested/whatever.

    If it were me, I wouldn't accept another viewing from them. They're likely to pee off the EA for wasting time too surely?

    Sorry -- this is just life. It is enfuriating, but you have to accept it.

    I let property. When I arrange appointments for new tenants to view I expect 50% of them to show up, so I try to never arrange a single appointment and waste my time travelling to the property. If I book 4 apptmts, at least I can be sure 2 will come (well, fairly sure!)

    To be honest the same applies with contractors coming to give quotes for work. Or even having agreed the work, whether they turn up to do the work. I never understand that as it's their income!

    It's just life. Get used to it.

    Sorry it's so stressful, the only thing I would say is that when I look at houses I like them to be homes not show houses so maybe just let the kids have their toys!

    If it's an out of hours viewing, you could always pass your number to them in future via the EAs and ask that you're called if they can't make it.

    If it's during the EA's office hours, I wouldn't let them view again (unless it's the EAs being useless and not passing the message on!). No excuse for not phoning.

  • True. It is only courtesy to ring and apologise/explain if cancelling a viewing (same as with any other appointment in another sphere of life).

    I had arranged a viewing in area I am going to move to of a particularly promising house (and others that might be possible) and, whilst travelling/spending good money to get there for a special trip (overnight in b & b job) I did a very good look on Googlemaps and the house photos and had to ask the estate agent a specific query on which the future of selling that house to me probably hangs and got the wrong answer.

    Hence, I went back to the estate agent and pointed out that the matter I am concerned with would also be a concern of a lot of other possible buyers and could they apologise to the vendor (and the others) for cancelled viewing and pass on the message that, if the vendor manages to solve a problem not of their doing, then I would be delighted to reschedule my viewings.

    Hopefully estate agents pass on apologies/explanations when given them and I'm still "on track" for rescheduling viewings on same properties if that main house I am interested in manages to solve that problem they have.

    Yes, very annoying - i don't think i would accept any more viewings from them if they'd already missed 2.

    This works both ways as well - I had a couple of fruitless visits to houses this year where the vendor wasn't in and hadn't left the EA any keys. Needless to say, the house is still on the market 7 months later. Not sure what the logic is...

    Maybe they drove past the house, found something they didn't like and so just went home.

    Still rude not to call and cancel though IMHO
  • So annoying isnt it.. i was doing the viewings for our rental house the year before last. Although i didnt really care whether they liked it or not i still made sure it was clean and tidy (more cos i didnt want to look like a scruff infront of other people!) and its not easy with kids. Out of 6 viewings, only one turned up the whole time. Really rude when youre sat waiting in for people!

    Because unfortunately there are quite a few people these days who are just rude.

    Even if something had happened they could telephone later but that would take some effort so they just do not bother. Sad but true.
