How to calculate council tax band - new build???

apologies if i am posting this in the wrong forum, but would appreciate some assistance. Thanks in advance

I am trying to find out what the council tax will work out to be on a new build prop in England. The house is built on a completly new estate and new cul de sac purposely built just for the estate.

I have the full address of the prop however using link to the direct gov website which would be the easiest way to find out, the address does not exist yet (tried both postcode and address). The whole road will not be finished until June 2013 however my property will be ready in less than a month (contracts being signed 15 feb). The purchase price of the property is £125,000 - is there anyway to work out what the council tax band will be - given i cannot find the address on the usual website to find out? or if the address does not exist on that website does that mean that the banding has not being calculated yet???

    if the address does not exist on that website does that mean that the banding has not being calculated yet???

    If it's not on the VOA site then it's not been banded yet.
    I no longer work in Council Tax Recovery but instead work as a specialist Council Tax paralegal assisting landlords and Council Tax payers with council tax disputes and valuation tribunals. My views are my own reading of the law and you should always check with the local authority in question.
