does a surveyor ask for buolding permission when inspectin a property for valuation?

Hi i am going to remortgage my property and i am looking for a better interest rate.
However a bank could not find enough information about my property trough the electronic valuation and in order to valuate the price of my property for the remortgage process purpose a surveyor should come and inspect my property.
I have carried out some structural changes myself. I have created an extra bedroom where the bathroom was and the kitchen which was too big has been dived in two to create a bathroom. will the surveyor ask for building permission etc???

    Did you get planning permission and building regulations? Do you have a completion certificate?

    Surveyor will not want to see it but they will note it on the valuation report most likely and note the solicitors should ensure planning and regs in place.

    Solicitor will deal with this as part of the conveyancing. You will also need to declare any alterations made to the property and provide certificates.

    It MAY be possible for an indemnity policy to be taken if agreed by lender.

  • no..builders told me that for internal changes i did not have to apply for it . and if was the actual owner doing the works there was not need.but now taking some more info it looks like i should have applied for building permission.what does it happen?
    can i still have the surveyor come and valuate the property?
    should I apply now and retrospect certificate or stipulate an indemnity insurance?
    I have read that after 4 years from the works local authority can't do anything.correct?

    For internal works you wouldn't normally need planning but you would need building regs approval. Your builders should have known this, may be difficult to get retrospectively if there have been any structural changes.
  • Lesson: never take advice re. planning permission or building regs from a builder, unless you know them very well! Most builders give poor advice regarding these issues (especially planning!)

    As per my original post i hvae created an eztra bedroom. diveded the kitchen in two to creat the bathroom and created the new bedroom where the oringian bathroom was.

    Not having the building regulation certificate what will happen to me?

    Can I still have surveyor coming to quote for remortgaging?Or it is beetter i carry with my original lander till the end of my mortgage?
