Renting Questions

Hi,

I am planning to rent in London in the very near future and have just a couple of questions that I was hoping you'd be able to help me with....

a) I will have a pet dog that needs to be taken to the place. I know landlords often advertise "no pets". Has anyone had any experiences in finding a property in this type of case? I will be working during the day as well, so the dog would be at home during the daytime.

b) I am aware that agencies/landlords do credit checks. My credit history isn't terrible, but has some missed/late/overdrawn payments on credit cards every now and again (although the balances are now all at £0), is this likely to affect acceptance? For private landlords, are they all likely to do checks or is this primarily done by agencies?

    If someone wants to rent from us with a pet, we ask for half the deposit on top and get written into the contract that you would be liable for any pet damage.

    a) how big is the dog? You've prob more chance with a private landlord, also suggest that you'd restrict the dog to downstairs (/living room & kitchen) and pay for cleaning of carpets and surfaces every 3 months to ensure no odours persist?

    b) I think most private do checks too, but the things you've quoted shouldn't cause an issue (I doubt they even appear on your credit record) - you can always get a copy of your own record - I think equifax is one of the orgs that can do it?
