reason why people backed out?

Had an offer on my house at Christmas - paid for a home report refresh for the purchasers mortgage lender and was due to sign missives in the new year. Then they pulled out. They had told me ours was one of two properties they were interested in and I heard that when they pulled out of ours they were going for the other one. So be it I though but then I heard they had lost out on this property so I naturally thought I might be in with a chance again.

I have just found out that they are back with my estate agent looking at other properties but the estate agent still have not offered me an explanation of why they pulled out (they don't know any of the above). I am thinking surely it is just a question of the ES asking for feedback but they still have not even come back to say if they have spoken to them. I feel very frustrated as for these people to have taken things so far, I surely deserve some sort of explanation even if it is they simply changed their mind and surely the estate agent should be able and find it necessary to ask the question without me having to chase them.

    The trouble is, people lie. Not all of them, of course, and they often do it for the best of reasons.

    So, even if they do come up with a reason, it may be only what they want you to hear, rather than the truth, especially if they've fouled-up in some way. If it is them that's made an error of judgement, there might be nothing you could act on anyway.

    For example, we once began the purchase of a property, but we realised after a week or so that we were just buying the least worst house available. There were lots of boxes ticked, but it wasn't making us excited or happy, so I had to ring the vendors and tell them it was all off. That was one of the most embarrassing things I've ever had to do, and if I could have lied convincingly I'd have done so, but there was nothing wrong with the property itself.

    In selling our last house we had three purchasers pull out, one of them at quite a late stage, but with no explanation. The ones with a Northern Rock mortgage offer we understood, but the couple who told us we were in the wrong school catchment were totally unconvincing. They were both teachers, as was I, so that was possibly the worst reason they could have chosen!

    As you are paying your agent, I'd ask them why they haven't pushed for some feedback by now, bearing in mind that agents aren't noted for truthfulness either. :)

    Thanks Dave, there is a definitely loud voice of experience there. Yes I know people lie, they also use every trick in the book to try and get your property for as little as possible. I have got over the initial upset of them pulling out. However all I want to know is what put them off buying so if it was something with the house, I could fix it and I just cant understand why the agent cant just ask them. I feel I am pulling teeth trying to get an answer to what is a very simple question. I have had 4 previous offers over the past few months which were all pretty low considering how long the house has been on the market ( I am not being unrealistic with my pricing) . I don't want to be the kind of person who tells them how to do their job but am beginning to wonder if the estate agents are really selling the house to the potential buyers as I am sure they could have negotiated up on some of the offers. Had a viewing recently whilst I was on holiday and the person had 3 kids but was undecided as to whether she liked the area or not, I asked the agent if she had mentioned that there are children of the same age as hers in the neighbouring houses and the agent said she hadn't thought of it and would ring and tell the viewer; would have thought this would have been something to have mentioned as a benefit!!! At the end of the day I suppose all they are is a shop window so I cant expect much more so fingers crossed:)

    To be honest even though we have children I would prefer in an ideal not to live next to extra ones ;) When we were looking around one house the owner said when we mentioned we had kids that both sides were use to noise making it themselves with their kids!! put me right off as my kids are generally fairly quiet.
