Letter to vendor????

No idea on how to post a link to my previous thread about making a reasonable offer!

Haven't yet made an offer on said house but been in talks with EA ref: whats items vendor would take/leave in the house on selling etc.
EA been ringing @ least once daily to remind me that vendor is willing to be flexable on price etc/chain free/they could move out next week! Suddenly EA leaves message on my mobile yesterday while I'm at work saying that another couple had viewed that morning & put in an offer (message left at 10:25am). 2 more missed calls from EA (cannot have my mobile on me at work so didn't see them until the afternoon when I'd finished). Rang EA back, couple viewed, put in offer but offer has been refused. Did we want to make an offer, if yes to do so quickly!
During talks this week no mention of viewing booked etc. EA says house has had lots of viewings (65!?!?) but no-one has put "their money where their mouth is". Weather was not good here yesterday, not many ppl out etc so ?wheather this couple exists? Am inclined to think not! Not keen on playing EA's games

Would it be a good idea to put a note through the vendors door asking to verify if there was another viewing yesterday, stating our interest in the house but not willing to get drawn into a bidding war with the EA as the referee? Any ideas pls? Finding it very hard to sit on my hands & not call the EA to ask if the "couple" have made a renewed offer!

    Why is it that you feel you need to know whether someone else has made an offer before you make your own "best and final offer"?

    If you agree that it does not matter then you are immune to any possible estate agent manipulation of this kind, whether real or imagined.

    If you do feel that it matters whether someone else has put an offer in, maybe you can explain why, and in explaining to someone else it may help you with your dilemma.

    Yes I agree, whether this other couple is real or not, doesn't really matter.

    YOU need to decide if YOU want to offer on it & YOU need to decide your maximum and walk away if necessary.

    Why should the vendor confirm if they had another viewing or not? It shouldn't really matter to you.

    To me it sounds like you're not sure in the house, otherwise why have you not put an offer in?

    No it would not, if you are interested in the house make an offer, don't expect a vendor to wait around for you, as for how many viewings they have had that is between the vendor and the estate agent nothing to do with you.
  • The seller has instructed the agent to probably avoid having to deal issues like this. Have a think , if you like the property and make an offer.

    65 viewings is not a marker of a desirable property - more a marker of disappointment and unfulfilled promise if it has not sold yet.
    You might as well ask the Wizard of Oz to give you a big number as pay a Credit Referencing Agency for a so-called 'credit-score'
