how much to offer in this flat in chigwell

Hello
We have just seen a really nice 1 bed flat share of freehold literally 5 min walk to the tube station. It has been on the market since september 2006 but according to the owner the buyers were taking to long so they pulled out and put it back on the market.....it is on th emarket for 179k see link below, we would like to make an offer but not to sure how much as i think a deal could be done sice it has been on the market for so long...

Certainly try for a deal but, if the story is right, the owners also don't accept any nonsense. That may mean they are not that bothered about moving. September 2006 with a failed sale is not very long to be on the market for.
It's always a difficult one to guage. I'd go for a really low offer if you are in a good position. I give that advice because we got masses off of ours in 1994. Back then the only great deals like that were repossessions and desparate sellers. The latter is not always easy to guage (in our case it was - the house had been on the market 3 years!)0 -
How much do you want this place? Think about how you would feel is someone put in the asking price right now and it was accepted - would you be really disappointed? Or would you think "well, it was a bit too much anyway".
Also, funnily enough, it appears to be on the market with two estate agents - perhaps they are desperate to sell? Check this different link (note different EA)

Thank you very much for this. IF someone put in an offer in I would not be a little disappointed but ikts not feeling like it wsa the en dof the world. They appeared pretty despater to move when we talked to them today. Thank you very much for the links I did notice it was on the market with a different EA as well.
I have done a bit of reserach and they bought the preoprety in Marach 2005 for 152,500 so i am quite surprised that it has not actually 'jumped' that much in value! I am in a pretty good position i have a 100k deposit and am a FTB so i guess that can only be to my advantage.
I was thikning of maybe start to offer at 168k and take it from there.

I think new builds don't appreciate that much in value at first quite as quickly as other types of property. This is because when you move into a new build, you are paying a premium for everything bright, shiny and new. However, when you're selling, everything is now second hand, so the mark-up will be less.
I do like the balcony - wish I had one!
