    Ok thanks for input guys

    Gone for the full building survey report.....for a few hundred quid I did not think it was a waste of money especially with the size of purchase.

    Any specific questions I should be asking? I know its very property specific, but anything essential?

    I would phone and speak to the surveyor about the house and any concerns and then ask them to suggest which is best. I say this as we have pulled out of buying 2 houses as below...

    House 1 - 1890s end terrace. We asked for full structural survey (about £450)and that's what we got. There were some issues identified but not a lot relating to the roof. When the mortgage valuation came through they wanted to put a retention on as it needed reroofing! Maybe it was the mortgage company being over picky but we could not afford theextra £4k in cash as we're FTBs. We pulled out and wasted lots of money on solicitors etc..

    House 2 - 1910 end terrace. Phoned up and spoke to a surveyor initially asked for full structural survey but after he looked at link on RM the surveyor suggested that unless we wanted pictures a Home buyers (about £280) report would be ok and cheaper. He said he only suggests full survey for very old house e.g. 1600s or if there are lots of extensions of questionable quality. He identified structural movement :eek: and some other issues - he talked us through everything on the phone. We walked away but had not had to fork out for solicitors etc...

    Speak to them before you decide and pick someone who is happy to advise on the phone as they will probably be more helpful once you have the report which will be scary!
