Saw a nice house on Rightmove but thought the price was a bit high. It's on for £420k. The vendors paid £340k for it in July 2008!
I thought perhaps they'd bought it in a poor state and had done it up. But no. I have a pro login for Rightmove so can see archived listings. Found the property listing from when it was marketed in 2008 and they bought it... Nothing has changed. Same kitchen, same bathrooms, exactly the same decor.
Looking at others that have sold recently, this house is probably worth around £360-370k at the moment. They got it for a good price in 2008, so good for them managing to make some money in this market, but how can they possibly believe it's worth almost 25% more today?! It's been on the market almost a year.
Love the internet. Saves wasting time viewing houses being marketed by chancers.
Annoyingly, the only other house on the market in the area I'm keeping an eye on has been on the market for 2 years without dropping its asking price (which is too high). Ho hum, patience while we wait for someone who actually wants to sell their house!

Check out this one with your pro login. If I remember rightly it was bought in 2010 (ish) for around £100k. Current asking price £205k.

That's really odd. I only saw one yesterday for sale at £274,995. Bought two years ago for £174,995 and not touched since (needs complete re modernisation throughout!)
It put me off but maybe now I'll view and put in a low offer...0 -
I've seen this also...
House on the market for 6 months....priced at the same level since the market peak back in 2007/2008. No work done to the house virtually and now they want the same money. I offered what I think it was worth but they said no...let's see if it's still on the market for that price in 6months time.
I would recommend that you view and offer them what you thinl it's worth. Nothing to lose!0 -

Hardly chancers....its business, supply and demand - if there are only two propertys for sale in the area you are interested in, then its obviously a desirable area - chances are they will get someone who desperately wants to live in that area - they may not get the top money they are after, but its quite possible they will get more than the figures you are talking about. Surely the idea when youy are selling is to sqeeze the maximum possible you can get for your house?

You have to be a bit careful with published sale prices. I know of one example where a house was held by a couple as tenants in common. One of the couple died. The surviving spouse bought the other half of the house from the estate. The house is shown on the price history sites as having been sold at half price.
I would have thought that £100K was unrealistically cheap for a reasonable terraced house Lee on Solent.0 -
