Bellway part exchange

Hi there

I was wondering if anyone could tell me how the part exchange works with Bellway, for example do you have to pay for them to do the valuation of your property and although I am aware that they will offer less than the value, is it significantly less?

Any advice/information would be greatly appreciated.

    We PX'ed with Bellways last May. We did not pay for their valuation on our old property, they asked 3 local Estate Agents to give their opinion. All 3 agents gave pretty much the same valuation, which was about £15000 beneath what we had it up for.
    We managed to negotiate a £5000 reduction on the price of the new house and got them to pay us £5000 more on the PX, therefore I wouldn't take their first offer. The negotiation was quite simple. Clearly doing it this way we also saved on agents fees.

    FYI, Bellways held back £1000 until they'd inspected the old house to make sure it was clean, tidy and presentable. We took the easy way out and got our cleaner in to give it a good going over. Better to pay her £50 then to risk losing the grand!!

    For what it's worth the old house lay empty for 4 months. We know for a fact Bellways took a £20k hit on it. Just goes to prove how much profit they were making in the house we'd bought.

  • We considered part ex with bellway last july, they offered us in part ex what we eventually sold our house for, if we'd done express mover instead they offered a top up of up to 10k on the price. We decided instead to sell privately an bought a second hand house on the same estate, as we realised we would prefer an element of choice rather than having our decisions forced by the developer. Best decision we made, the net cost was probably the same, but we got a much bigger house type and a better plot (second hand houses weren't selling as everyone was part-exing!)
