Full structural survey??

just wondered if you think i should have the full works or home-buyers report. House is 1970s repossession house (so i can already guess what some of the issues raised will be!)...but it has had a 2 storey extension about 10 yrs ago (downstaris study, loo, extra kitchen space, upstairs shower room and 2 beds), plus a conservatory at the back. Although we could see no visible signs outside in the brickwork there are ceiling cracks in the bedrooms (although not the extension bit) and a few in other rooms. They just look like cosmetic ones but not sure. Had a homebuyers report on last property we were intending on buying (chain broke down) so know what that is like (ended up getting damp, wood rot and electrician in ..more cost only to be told the surveyor was covering his own back!). So should i go homebuyers again, or structural...dont think i dare risk just evaluation and getting experts in do you?????

Your solicitors should ask the vendor to produce building regs from the council for the extension. Still no substitute for a proper survey. We opted for the middle survey, between valuation report and full survey for a very similar house to yours, and now have a snagging list to work on at our leisure.Been away for a while.0

We had a building survey done on the house we are hopefully, fingers crossed, buying. It is a conversion from a bungalow to a house and has had a lot of work done. The surveyor was at the house for 7 hours!!! The report he produced included photos and was very thorough. He did not find anything major, a few minor repair jobs but does give peace of mind.0

I had a survey carried out by a RICS surveyor. I've known him for a long time, and trust him a lot. I asked him about getting a full structural survey, his reply was there's no point paying >£1000 to a structural surveyor to tell you everything that's ok with a property. His advice to me was to get a normal homebuyer's type survey, and get a structural engineer to look at anything identified on that. It worked for me, as my surveyor found suspected subsidence, then got a structural engineer to look at it and he concurred. Was much cheaper than paying the structural guy to look at it all though. This of course does depend on the competence/level of trust you have in the surveyor in the first place!0

Thanks all. Just been chatting to my dad about it. Going to try and find out who did the extension, their reputation etc. Plus going to try and find out costs of doing it independednt of bank eg get basic val done and then see about getting someone in.0

that's the way I did it, had the valuation done via bank, then got independent surveyor in, worked out cheaper in the end :j0 -

As I know the guy, he gave me a discount, cost me £250 + VAT. He would usually charge £300+VAT. Structural engineer was a bit more though :rolleyes: (but not a lot).0
