Surely if it isn't selling it is over priced!

Why do people always assume that. Maybe there just aren't the buyers around atm who are looking for that type of house? Doesn't mean its suddenly worth peanuts.

It's a desirable village and a classic three bed semi. I would have thought there would have been a lot of buyer looking for that type of property. Others are selling in that village.
  • Bar some of the decor, I like that a lot.
I don't know the area or surrounding house prices, but that's a quite nice place.
Don't forget we're still in recession ... or are we?

Another possible thought as to why a house isn't selling is because of a problem that particular house has.

I can certainly think of a house right now that I feel is very fairly priced and I am very interested in it. However, it has a particular problem that could be remedied quite easily if the will to do so is there and I have said to the estate agent that I am very definitely interested in the house IF the problem is dealt with by the vendor and the person responsible. So it's certainly not price that is stopping that house selling - it's the fact that that particular problem it has hasn't been remedied yet.

Fingers crossed that it will be - as I will almost certainly put in an offer on it if that is dealt with. I just wouldn't want that problem passed on to me and have to try myself to get the person responsible for it to solve it.

A house (or any good / service) is only worth what someone is willing to pay for it at that moment in time, it's simple economics.

A house in my road sold in the last few weeks

The sale price for it hasn't hit zoopla yet. the zoopla estimate is 339,448 based on a sale for 204,000 in 2001.

I don't know the sold price yet but the asking price was 299,500.

which is why house selling can take months or years.

Especially if the vendor is in no hurry and just wants the best possible price.
