Mature student finance help!

Hi All,
So here goes, im 24 from the UK and im thinking of going back to university to re-do the degree i never got to finish.
I went to university when i was 18, straight after i finished Sixth form with good grades of ABC in Business, Psychology and economics respectively. I was only there for a year. I was an idiot. I got caught up in the 'party' lifestyle and completely neglected my studies and failed. So i had to find work and have been working in a dead end job for about 4 years now.
I want to go back to the same univerity (Reading Uni) and start the course from scratch (Bsc Quantity Surveying). What i need to know is, what financial support will i have available to me? Fees are £9000 and i would have to stay in accomodation there too! Im currently earning £22k a year and live with parents. Will the fact i've had students loans before make it a problem applying/receiving loans?
Im pretty sure thats everything covered, if theres anything else you need to know then please ask.

As long as you've only had funding for a year, you should receive full funding for the new degree. As you've been working for more than 3 years, you'll be eligible for the full funding package of loans and grants, not based on your parents' income.0
