Why don't you hang on until spring, or take it off the market now for a month or so and try again with some new photo's? With all the dreadful weather buyers will not have been venturing out so much. When the weather warms up and the days get a bit longer you may well get more interest.
We put our house on the market in mid August last year and got a good offer (certainly more than I expected) in the third week in October. To a certain extent it is just luck, the right buyer at the right time. We had decided that if we didn't accept an offer by the end of October we would take the house off the market until spring 2013.
It is soul destroying when it drags on, especially as it is so much work to get the property ready for viewings. But I do think it is worth considering giving it another try in the spring. GL.
(Although I should say although we were lucky with the offer the journey to exchange was very rocky - long chain of 7 and the CofE buying at the bottom of the chain who turned out to be a nightmare. After being assured exchange was 'imminent' many times over 4 consecutive weeks, I lost patience, and said I was going to take my ball home and not play any more with regards to the previously agreed completion date unless we exchanged by last Thursday. Lo and behold, we exchanged last Thursday - a very risky strategy though, and an option that I really did not want to take. My EA commented that everyone in the chain had been very patient and reasonable. Perhaps if there had been a bit more jumping up and down then we would have exchanged earlier. All so stressful:eek: )It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

Are you buying on?
If so it's really a matter of trying to detach yourself from the principal and thinking about it as a numbers game. If you're getting offers 6% below asking price you're doing a lot better than most people in your shoes. Have you seen a property you want and thought about making a low offer?
Taking a hit on your ow can be a hard pill to swallow but you have an excellent chance of making it back on your onward purchase . . . And then someLayla T

Why not sit tight and pay the mortgage down for another 12 months. If reaching £x is a must.
The fact that you've received offers then no second offer. Must mean that property is available at the price people are willing to pay.0
