Suggested wording for break clause please

I am a private landlord who manages their own properties.
I have a tenancy changeover coming up shortly and and just re-doing (well, tweaking really) my master tenancy agreement to include clauses/wording to cover the new tenancy deposit schemes and how the deposit shall be handled....that I can cope with!
Upon review, I noticed I don't have wording for a break clause should I need/want to sign a year long agreement with my tenants and wondered does anyone have a suggested wording for a break clause if I agree a fixed term AST over 6 months in length please?

(Normally, I would begin any new tenancy with just a 6 month contract (AST) and thus my current agreement has no break clause in it.)

Any ideas...can't ring the NLA till Monday now so thought I'd ask here as I know there are some knowledgeable people who 'surf' about on this forum.

Cheers in advance.

    Hi Scrummy

    How about the following,

A 6 month break clause is applicable by either party giving at least one months written notice to terminate the tenancy agreement.

    Hope this helps

I am pretty sure that by law you have to give your tenants 2 months' notice from a rent payment due date. On the other hand, a normal break clause (post the first 6 months in both instances) gives the tenant the right to give you one month's notice.

You're absolutely right in what you say.

.....what I have decided to do is keep the VERY simple wording suggeted by Yasmin (bit altered) on file in case I need it, but stick to the strategy of only using a 6 month AST unless pressed on a longer let.....I've only EVER, in 7 years, been asked for a 1 year AST once, but wanted to prepare in case it come up again when I let the next property.
The wording I have chosen is:

"After an initial period of 6 months, a break clause is applicable by either party where written Notice to quit the Property can be given. The Statutory Notice periods must be observed by the relevant parties. The Tenant must provide written Notice of at least one month and the Landlord at least 2 months."

If anyone can see any problems with this, please let me know!
