hi all,
can anyone please tell me what are the rules for letting a property thru an estate agent or directly. also does the estate agent takes the responsibilty for maintenance and what if the house is vacant.
also if there's a contract is it a yearly or 6 month contract.
anything that i need to keep in mind before i approach the agents.

Estate agents can look after the maintenance, depending on the package you choose. Most of them have 2 or 3:
Tenant find- Finds you a tenant and arranges rent to be paid into your account. You take care of everything after that.
Semi managed - Agent finds tenant and collects rent but maintenance is your responsibility.
Fully managed - Takes care of everything but is the most expensive.
That's what the agents I've spoken to have told me anyway.
As for contracts, as far as i'm aware they're for 6 months at a time.
There are rental companies that will pay you rent regardless of whether the property is let or not. However they seem expensive. One near me wants to charge £600 a month rent but only pay me £400. The other agents I spoke to said I shouldn't have any problems renting the house out so shouldn't worry about it standing empty -mind you they would say that wouldn't they lol. :rotfl:

read your contract with the agent very carefully - ours asked us to pay them a compensation if we ever sold the house to one of our tenants. They wanted 1.5% of the sale price!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!:whistle:
