the substation is literally next door to the one I am interested in. It, in a way, sits inbetween the house I am interested in and the semi-d of the next block. I cannot hear a audible hum from it but I didn;t really go very close to it.
I checked that there wasn't any interference with TV/radio signals within the house.
Have phoned the electricity company and they have told me to refer to the energynetworks.org website. they told me that there is one of these substations (guess it's a transformer) to every 400-500 houses.
i supposed my main concern is not the health benefits to myself but the potential impact on resale. I might have to sell in a couple or three years. my best guess is that although there may be 100 studies conducted on substations and their effect on humans in the future one of the hundred will show a potential link with leukaemia/cancer. this will be taken out of context by the press completely disregarding the other 99 studies!
At this stage, potentially the house could be rendered unsaleable!

Uto be honest i saw a wicked house up for sale... checked the estate particulars decided to go around and see it. Upon arrival i saw, right next door an electricity substation.... the estate agents never mentioned it and it was just outside of the photos shown to me . i.e deliberately kept out of view. To be honest i didn't bother even looking as it put me off straight away...
Having said that there may be 50 buyers that would walk away but another 50 that would still buy. Personnal preference but the look of one next door to my house would put me off.... but thats just me !0 -
Indeed dwhl I appreciate your point. The whole area of magnetic fields has not bottomed out yet at all. However the point to remember is that your potential purchaser in X years time is going to go through the same uncertainty as you are in now...if it should ever be totally positively proven that it did affect health it would not be unsaleable though, one would be expecting either compulsoury purchase or moving/shielding of sub station.0

Would you buy a property next to a substation? Yes or no
and
Would you pay the same price for a property next to a substation as an identical one without a substation? Yes or no
Would be interested at what people think...a straw poll perhaps?0
