House extension without an Architect

Hi guys

Just wondering if there is anyone here that has attempted to get a building warrant without the use of an Architect? A friend has asked me for help, he is building an extension onto his house, I am a draughtsman to trade, but not done this kind of thing before. Theres no point going any further if its not possible. I am going to do the planning drawings, which is quite basic, so thats fine. I have managed to get a hold of drawings for a submitted building warrant from an Engineer in my work that he was involved in, so can take some stuff from that, but obviously not enough.

    You should be able to view existing and past planning applications on your local council website which should give you an idea of what sort of info is required.

    for an extension the warrant should be straight forward enough if you are a draftsman, there's just a bit of paperwork to get through and a few wee bits and pieces, you will also need to get an engineer as I don't think they allow the small building structural stuff anymore (although I may be wrong on that one)
    what local authority are you dealing with?

    for a warrant the normal drawing package will include:
    site plan (existing/proposed)
    floor plans (existing and proposed)
    elevations (existing and proposed)
    sections (min 1:50)
    then a selection of 1:5 or 1:10 details
    like: accessible threshold, junction of wall with existing, junction of roof with existing, eaves detail, window head/cill, door head/step

    you just have to be wary of showing all the activity spaces etc on the floor plans

    other stuff you will need is:
    a written spec, engineers drawings, u-value calculations (you should avoid having to do the full sap calculation for an extension unless you are enlarging an existing room...)
