Outbuilding shower & toilet question.

Hello,
We are buying a property that has an outbuilding. It is plumbed for a washing machine. Is it therefore possible to use the water supply for a sink, shower and toilet?
Kind Regards

Perfectly possible as far as I'm aware! If there is a water supply in there already for the washing machine then you should be able to install the above dependant on your water pressure being good enough to feed the fixtures you list. I don't know if it would require some form of building regs on completion. Not 100% on this side of things.
Disposal of the waste water could be an issue. Where does the washing machine currently drain to? If it discharges to a gully which is connected to the sewer, this shouldn't be a problem although may require the addition of an inspection chamber for access to pipework.
Be aware that many properties have things like washing machines discharging to soakaways and this is classed as pollution and a big no no! All greywater and sewerage should be discharged to the sewer.
Why do you want a bathroom in an outhouse out of interest?0 -
It's certainly possible.
Is it plumbed for cold water only or hot and cold and if so, how is the water heated?
If its cold only, you will need a hot water supply for basin and shower. The shower could just have a standard electric shower but you will need to run an appropriate cable (6mm or 10mm) from a dedicated circuit with RCD protection from the consumer unit (fuse board). You will also need a localised hot water heater for the basin such as an electric over sink water heater.
If you have hot water there already, you will need an appropriate shower. If you have a combi boiler, a mixer valve would suffice.
You really need to get a plumber in to give you advice.Eat vegetables and fear no creditors, rather than eat duck and hide.0 -
Thanks for the reply rover. I've no idea where it drains into to be honest. It was just on the house tour we seen it and thought about making it a granny flat as it's a two bedroom bungalow. I think I seen one of those square metal things in the ground. There shouldn't be a problem with planning permission to get it approved for living once the damp proofing i.e. that breathable sheeting, 2x4, foam, wood and plaster (as far as I have looked).
(edit) There is a fuse box in the outbuilding already. I will ask the estate agent about the water supply.0 -

DOH! This is of course is just as important if not more so then dealing with the waste! Completely overlooked that I did but in my defense I'm more of a waste water man :whistle:0 -
