An insurance backed guarantee for a flat Roof that has been done wrong.

Hello, I'm asking for some advice here.

I recently purchased a terraced house, which has a two-story extension to the rear, with a flat roof.

A few weeks ago, the roof started leaking. This flat roof is supposed to be a Polyroof fibre-glass flat roof, with a 20 year insurance backed guarantee. The original company that did the roof has since folded, but was taken over by a new company. It was 18 and a half year old. we have all the paperwork to prove it.

We got someone in to take a look, and he has found out that the roof is NOT fibreglass, but a cheaper felt.

Additionally, for whatever reason the guarantee was not transferred over. However there doesn't seem to be a time limit on transferring.

What is likely to happen in this situation? Is the guarantee worthless because it is not fibreglass, despite having all the paperwork to prove otherwise? Who's fault is it, and has something dodgy been going on?

Can they refuse to honour the guarantee because it wasn't transferred over, and should the solicitor have done this?

Thanks in advance for your help.

A felt roof looks/feels nothing like fibreglass, this sounds like a cowboy outfit had done this, either that or someone as a casher. This guarantee is more than likely not worth the paper it's written on, most guarantees are underwritten, see if there is anything one there stating that. Felt normally lasts anything from 5yr (cheap rubbish) to 25-30yr (high end quality) but it still looks nothing like felt. Seems like a con took place IMO

Initial reaction is that, if a fibreglass roof was installed, it has been replaced since.

Any guarantee on a fibreglass roof will unlikely be valid.

Did you get a survey done when you bought the house? How did it describe the roof?

I don't understand why the poly roof company would issue an insurance backed guarantee for a felt roof. Surly they must have inspected it?
It's like buying a genuine leather jacket, with a 5 year guarantee, then after 4 years it gets ripped, so you ask for it to be replaced, only to find out it isn't genuine leather, so the guarantee is worthless. Just doesn't seem right.

Also, why would a proper fibre glass roof be replaced with felt, when it was done less than 20 years ago, with guarantee in place?
