Tenant Vetting Check

Hi All,

Does anyone have a recommendation for a tenant vetting service ? I am thinking of using Rentchecks. I have a couple interested in my property and was thinking of doing an advanced affordability check on each.

However, its a bit steep to do a check on one person (£30), however it tends to be focused on the lead tenant and other party, without giving me details about the secondary party e.g. salary etc. If want more details about the secondary party, I need to do a separate report.

    £30 doesn't sound that much to verify a tenant's credit history - you are giving them sole possession of your most valuable asset, after all.

    You can always charge the tenant for the credit check if you are that concerned about the price!

    Don't start out being a cheapskate landlord and live to regret it ;)

    There are numerous tenant check agencies - just google and compare. Most do a very similar service, varying from around £15 per person for a basic online search (CCJs, electoral role, credit history) to £30 - £40 pp to include employer/previous LL references etc.

    You would be wise to check each joint tenant (and/or each guarantor if applicable).

    Personally I check references myself & use the agencies for the credit searches etc.

    You can't order someone else's full credit report of course but Experian does provide a separate tenant checking service, with various levels of investigation including public credit report information (CCJs etc). Details here.

  • I've just paid £100 for 2 people which I'm told is very cheap.

    My old LA charges £90 per person (anyone over 18 has to be checked) plus £100 admin charge to set it up.

    This one is through "Let Risks". They seem thorough enough.
    The smaller the monkey the more it looks like it would kill you at the first given opportunity.

    So if I 'inform' you that I run a letting agency and can find tenants for BTL landlords.........
