Personally I think a swap would take FAR longer than a sale!!
Why can't she just rent in Brighton? If it's a 3 year course, then she could rent until you sell the property, THEN you can look at buying a house.Should've = Should HAVE (not 'of')

Well If permanent house exchange is not going to work I might do temporary house exchange for a year and see if that appeals more to people. Perhaps is a good idea for people that need a break or want to buy but they rather live in the country for a while before they commit to buy. I know it's difficult but I am going to try it!!0
