  • https://www.rightmove.co.uk is the best place , then speak to the agents, ask about about a particular property and would the landlord consider a tenant on housing benefit. And look in local newspapers.

Housing benefit never pay deposits for private renting

There are some councils that have a BOND (a guarantee that some LLs will take instead of a deposit) the tenant normally has to be classed as homeless to qualify for this.

If your 'friend' stays in a council property and gives it up to go private, the housing benefit could be REDUCED significantly.

Not according to South Lanarkshire Council !!! who blocked two prospective tenants (at least) last month, from moving from council property to private rented; with the threat that their H B would be reduced unless, there were mitigating circumstances .

    Fit out small utility

Remove window & fit french doors in Living room.

Replace all doors and modify all frames to accept standard doors

Replace all door facings & fire stops all skirting througout

    Re-plaster 50% of property

Replace consumer unit with split board, upgrade earthing

Replace all plumbing, incl; soil stack for bathrooom renovation

Upgrade garden ! fences , mono block, retaining wall, re-turf (fortunes)

    New carpets

    I ALWAYS CHARGE A DEPOSIT !

any landlord not charging a deposit is probably renting a dump.
  • If you're in Aberdeen, try looking on https://www.aspc.co.uk. The market works a little differently there, rightmove doesn't really come into it!

I just spent 18k doing a place up and have just started another which will cost aprox 13k.
I have just put new windows and doors in another 3 and a new kitchen in 2.
    I don't rent dumps ;-)
I choose who I rent to very carefully. Most of my tenants have been with me for years.
Taking a few 100 quid from someone who cant afford it aint going to make me any richer and it isnt going to safeguard my property.
Certainly if I thought the rentals were going to be short term I would charge a deposit as this would give the tenant insentive to keep the place good.

OK glad to hear it m8 ;)

Getting back to the statement I made about a tenant not being able to move from a council property, to the private sector was wrong, and you are indeed CORRECT.

Our people spent a lot of time today calling housing benefit dept's in Edinburgh, North Lanarkshire council and others, they all confirmed that a tenant can move anywhere, as long as the pre- determination is OK.

South lanarkshire council still insist tenants can't, when we asked 'under what rule' they said they could'ent find it.

There is obviously some little snotty TIN GOD in South Lanarkshire council who has decided to change the housing benefit rules of this country ! WHO I WILL PURSUE
