I pay the mortgage on my mums house but am not on the deeds of the property. Can she sign the house to me?

Not without the mortgage company saying so, and this may be an issue.
A stopgap may be to ask whether they can add your name to the mortgage, and getting a solicitor to draw up a separate contract with your mother. Sorry it's not what you wanted to hear, but the best that can be done.

There is also the issue of Deprivation of Assets to be considered.0

I think we need to start at the beginning, or the OP should seek professional advice ...
Some fundamental questions:
Why do you / does your mother want to do this?
Do you live in the property?
Who else lives in the property?
How old are those living in the property?
What state of health are those living in the property in?
If you don't live in the property, how old are you?
Do you currently have a mortgage on another property?
Would your income enable you to take over the mortgage on this property?
When was the mortgage taken out, and how long does it have to run?
Obviously you can choose which of those questions you answer, and what's already been said is relevant, but I guess the key question is 'Why?'Signature removed for peace of mind0 -
Although not recent.... after my Dad died in 1996 my Mum wanted to make sure that I inherited their house should she have to go into a nursing home at some point. As I am an only child there was nothing complicated with that.
We saw a solicitor together who advised that she could sign the house over to me in trust. That meant she could carry on living there and sell up and move if she wanted to (the house would always stay in her name) . She could not be forced to sell it as it was in trust to me. I never had to action this as she died suddenly five years later but I do remember the solicitor saying that the longer the trust was in place the better. I'm not sure if this would apply these days however.0 -

If you can demonstrate that you have been paying the mortgage you could probably claim a beneficial interest in the house even if your name is not on the deeds
But sounds like you both need to visit a solicitor to discuss in more detail.0 -
