    Definitely agree.

    I tend to be put off by offers in excess of.

    I think it's a sign that the Vendor is intransigent and dwells in cloud cuckoo land.

    They have delusions of starting a bidding war. ;)

    Remember the golden rule of negotiating. You can always increase an offer, it's very difficult to decrease it - even if the survey is dire.

    Expectations have been set.

    Just found out that they've tried to sell it three times before in the last 5 years, all for more than this amount.

    I might tell agent that we love it but there's no point in looking as our maximum budget is £330k. I wonder what they'd say...

    Just found out that they've tried to sell it three times before in the last 5 years, all for more than this amount.

    I might tell agent that we love it but there's no point in looking as our maximum budget is £330k. I wonder what they'd say...

    they'll probably tell you to make an offer of 330 (which will be refused in order to try and extract more £££).

    You could make a best and final of 330 if you are willing to pay that much?

    That's what I was thinking, DRP. If we set expectations first by saying we can't afford it then if they say have a look anyway then we might be in with a chance...

    Remember, if you are going close to maximum budget, allow for stamp duty, solicitor & moving costs, and any other emergency expenditure...

    NEVER confide in the selling Agent. He's NOT working in your interests at all.. ever!

    And, always try to get it for £2,000, £3,000 less... after the event, that will seem like a huge saving, and will keep you from starving...

    Check out all valuations you can online... Zoopla is good, house prices have been falling, so who knows!

    I didn't say £330k _was_ our maximum budget. I said I'd tell the agent that it was...
