House viewing, what feedback?

Yesterday I went to view a small 2 bed house on the market for 265k.

I arrived a few minutes early and there were already four lots of viewers there, EA turned up 5 mins late as usual and by that time there were 8 groups of viewers there!

EA hammered hard on the door and young lady answered (tenant) so we all poured in followed by another two sets of viewers. Upstairs male tenant in bed watching TV, quite chatty, said he objected to Saturday viewings so was staying in bed.

So EA stands in ldownstairs room and answers questions, we all listen to each others questions and answers. Clearly says to all that they will not accept 250k this has been turned down already.

Waiting to have feedback phone call tomorrow, any suggestions to feedback because at the moment mine will be quite rude!!!!

Typical of the market here though.

    No comment on the tenants - its happened to me before as a tenant, the saturday viewings. Very annoying.

    To not accept 250 is foolish - and i'd suggest the EA would agree, even if they dont say it.

    Vendor probably looking for 260k, but as soon as you're over the 250k you will be staring in the face of approx £8,000 in stamp duty.

    This will put lots of buyers off, including me, and i'd just move onto the next property.

    Ask if the vendor will pay the stamp duty bill if you offer the full asking price!

    they have apparently had several offers at 250k, the market in this area is very very buoyant.

    Not sure why you are considering being rude, unless it is on the tenants' behalf.

    This certainly seems to have been an infringement of the tenants' right to 'quiet enjoyment' of their home.

    Is it the group viewing? So what? There's a lot of interest.

    Or the £250 statement? Well, if the vendor's turned down £250, best if you know!

    Just the way it is here!
    Market here is also insane and prices up 30% on 5 years ago.... everywhere else plunging.... weirdly I had a very similar experience on a strangely similarly priced house, mass viewing - [text removed by MSE Forum Team]

    I'd tell it how it is - you don't seem to have fallen in love with the place, and part of it is a) the attitude of the people in the house and b) the price.

    If you live in a buoyant area though it's a bit weird... stuff goes fast really fast so the awful mass viewings at least mean you get to see stuff. Sub £400k+ none of the houses are lovable - 2-bed ex-council stuff; the estate agents/vendors don't really care and pising off an estate agent isn't worth it, they just won't pass on details of the next place - they'll get another dozen couples viewing anyway so the vendor will never know...

    I liked the tenants! TBH it's better than a lot we've seen (better area) and 2nd bedroom better than a lot. They definitely got a £250k from at least of one in the batch we saw it with - the wife was phoning the offer in next to our car!

    I thought the tenants seemed nice and if they are going through that every weekend :eek: whilst knowing they are on their way.... nasty little town with a rubbish housing stock! It's the rises that frighten me - stuff that was £180k is now £290k on 5 years ago and it's not slowing.... we've been bidding our time in the sticks (with virtually no rise in price :o )
