    Another possibility: if the prospective buyer is advised by the EA's in-house IFA, details of how much they could possibly afford are likely to be available to the negotiator, and they are likely to end up paying the whole of their budget. By using a separate IFA they are keeping details of their financial situation private, and so have greater ability to negotiate a more favourable price. No wonder the EA doesn't like this!

    Go and knock on the door and tell them sod the estate agent they just trying to get you entangled with their mate wwho will put the hard sell on you

    I thought this was normal? I've had three EA's call and said they had to 'validate' my offer before putting it through.

    They asked about two questions. Who the mortgage is with and how much deposit we have.
    "I did then, what I knew then. And when I knew better, I did better"

    When i worked as EA they only questions we asked where do you need to sell? Do you have mortgage? Purely to advise the vendor, no further questions about mortgage where asked. However we did not have a 'inhouse MA'

    When I was a FTB I had the same hard sell put on me and I duly allowed the in-house MA to find me the best deal.

    I thanked her and declined her offer to apply for said mortgage and went direct to the Halifax for the same deal but with a much lower arrangement fee.

    Use their inherent snideness and turn it round on them.
