How many viewings??

Hello everyone,
Need some advice please. Firstly, this is the first time i have had to sell a house. 18 months ago we sold but buyer pulled out a week before exchange (gutted!) then we sold again 5 months later and then our sellers pulled out because they got fed up. felt totally depressed as there was nothing else around that we liked and we were already £700 out of pocket due to the surveys, searches etc. Anyway we needed a break and came off the market. In that time we have put in an extensive block paved driveway - enough parking for 5 cars, although we have no drop kerb of our own and use the one outside next doors (which they dont own the council do and they said we could use it). We have had all new top quality fencing put in, replanted the garden, put in new energy efficient boiler and water tank. Have boarded out the loft and put power and light up there. We instructed 2 agents to market the property 2 weeks ago today. The house was valued at £210,000 but we put it up at £199,995 as we wanted to get those with a £200,000 budget through the door aswell and we are willing to accept a lower offer. So far we have had two no shows and only one actual viewing (90ft garden was too small for them but they liked the house). I feel that we should have at least had more viewings than that. I appreciate that in my area there are alot of houses up for sale but in my village we are priced competitively and the house is big for a 3 bed semi. It is ex council but is not on an estate and right in the heart of the village with a huge front garden and 90ft back garden. I am a little worried that i have not had more viewings and although i am willing to lower the price am i being too impatient?? I cannot post a link but will get hubby to do it when he gets home tonight. How many viewings is reasonable??

    In my opinion you have no need to worry. My house has had three visits in seven weeks. Apparently you shouldn't consider dropping the price till at least six weeks.

    Just give it time.
