    I am having the same issue. The land that the house is built on was an old timberyard and could have been contaminated if they used staining etc.

    There are 2 options (if i've understood this correctly).

    1. Contact you council's environmental department. They are able to perform physical checks on the land (if not done so already) to determine any contamintation. If it is contaminated then you'll need insurance.

    2. Take out insurance. Haven't explored this yet as I'm paying my council £80 for the report, but my neighbour had this when they bought their place. If your solicitor pulled their finger out they might be able to help you further with this.
