advice on putting in an offer on a house

Right I've been looking for a house and have seen one I like and want to put an offer in. I have my mortgage agreed in principle and am a first time buyer so am not selling.
I don't have a solicitor yet, do I need one before putting in an offer? or can I put in an offer tomorrow morning and then arrange a solicitor during the day?
Is it best to put the offer in writing? or is rining the agent enough?
the house is £140,000 and quite new to the market and in a desirable area, so would £136,000 be an acceptable opening offer? really I am prepared to pay £140,000 for it, but am leaving room for negotiation.
any advice appreciated, thanks

You don't need a solicitor right now but you need to find one if your offer is accepted so start looking now. Try online conveyancing perhaps - search here as there are lots of threads on it, I'm using a firm through Abode Conveyancing and they've been very good so far. Also half the price of the cheapest local ones.
That's a perfectly reasonable offer, if it was me I'd probably accept, especially as you already have an agreed mortgage and you're a FTB so no backward chain.
Ringing the agent is the normal way of putting in an offer. You seem to be fairly unsure about these things so I would recommend doing some research so you have an idea of how the process works. Lots of people here have been through it as well.0 -
Offering 136K as a first offer isn't too bad but remember you can't go lower, only higher
Phone the EA to make your offer. Stress that you are a FTB obviously with no chain and that you have a mortgage AIP. Don't let on to the EA you are willing to go higher if needs be as they will just tell their client that you are willing to pay full asking price and they will hold out for that. IF your offer is rejected don't re-offer higher in the same conversation, leave it a day or too. Offering again immediately makes you seem desperate
