Hi all,
just considering renting out my house and among the many questions I have, this is my main one at the minute.
I've seen rent guarantee insurance which covers if the tenants can't pay their rent for some reason, but is there anything I can get to cover me if I can't find a tenant for a while (at first, or if the first tenants move out). It could take a while to find someone and in the meantime I'd be having to pay the mortgage on it, and rent for where I'd then be living...
or is that just a risk you have to take?

I've never come across insurance that pays out for void periods. Having voids is part of the business of renting. You should plan to have voids, and if you don't, it's a bonus.0

Contact your local Authority Housing Assn, they will put you in touch with all the local H/A's, who are usually desperate for property. Don't fall into the No Housing Benefit trap, it may take a few weeks to go through, but when it does the rent can be paid straight to you. Also talk to Barnardo's, they are always looking for Landlords who will rent to Care Leavers (typically 18/19 yr olds) and in many areas support the tenancy and often pay the bond and initial rent until the HB comes through.0

I am a care leaver. I am a qualified nurse, have a degree, own my own house and run my own business. I have never once in my life taken drugs - except caffine. It is pure ignorance that lets someone make a comment like yours. I suggest you educate yourself on the realities of the world around you and not be so judgemental....
