Adaptations and VAT

I wonder if someone is able to help.
We have a son aged 12 who has autism and is registered disabled, he has been awarded DLA - medium rate care and low rate mobility.
We do not qualify for any grants from the council.
We live in a 2 bedroomed property and desperately need to give him his own room. The cheapest way for us to achieve this is to build a single story extension at the back of our property and then use the current living room as a bedroom for him.
Would we be able to claim VAT back on this ??
We also need to fence in our garden so that he can play in the garden - again would we be able to claim the VAT back ?

i think you would be VAT free on extension,as it is for use by dis abled,,not sure about the fence,i think its down to the company doing the work,we got wet room installed,the programmer went on boiler,he supplied that vat free0

I've recently looked into this - unfortunately you will have to pay VAT on the extension and the fence.
The only adaptations that qualify for Vat relief are things like wetrooms,ramps and doorway widening.0 -
Thank you for your replies, handy to know about the wet room because we could really do with a second bathroom which he could have as his own. He has issues with toileting. Perhaps we will consider this in the planning.0
