Damp patch in top floor flat

Hi all,

I'm just trying to figure out how best to proceed with an issue I'm having.

I bought a flat 3 years ago this month and its a top floor one. When I first moved in I had a few issues with damp in my bedroom and the builders came out fixed it, said it was sorted - it wasn't -so they came out a few more times and eventually admitted their was a problem with the roof. This was then rectified and all seemed well..... Until this last week or so when I have noticed more damp/condensation appearing in the same spot. As the builders have moved on from this estate I'm not sure what my best course of action is and who is best for me to contact? What are my rights/responsibilities if it is the roof causing the issue?

Any advice is welcomed :)

You are outside tha standard 24 month building defects liability period that the builder has to honour. Your only recourse now is to take it up with the NHBC who have effectively 'guaranteed' the flat for 10 years from date of completion.
Eat vegetables and fear no creditors, rather than eat duck and hide.
