Where can I get UK legal 'gift of deed' template please?

Want to arrange a gift of deed regarding immovable property. Have googled but all I find is USA advice.
its regarding presenting a mortgage free private property as a gift to someone.
Anyone know UK template to and advice to get such matter done 100% legally please? ta

I know you didn't ask, but I would be very careful when doing this sort of thing.
Personally, I would get a solicitor to help, but if you really do not want that, then at least consider the issues posed in this document (if you haven't done so already of course)...

Each circumstance is unique so get advice for your exact circumstances. It is easy to miss-fill a template, or for it to miss or include important or superfluous terms. If you pay for legal advice that advice is covered by the professional indemnity insurance of the lawyer, so if things go wrong you have recourse. If it is a property gift of any appreciable value, a few hundred quid spent now could make a few grand or much more worth of difference later.0
