I don't think it works like that. It is all to do with money supply. Seen a few boom and busts, Banks get the gitters and brakes go on, after a while normality returns, and we potter along in a normal sort of fashion for a while. However memories are short and commissions alluring and off we go again.
Crazy way to run an economy. Question is how much damage done in the bust and what effect will that have. Production capacity lost, reduced activity for a sustained period and if ever we see unemployment decreasing and wages rising ahead of inflation, we could be in for an interesting time.[STRIKE]Less is more.[/STRIKE] No less is Less.0 -
The BIG difference in Northern Ireland I think, and I know people will not agree, is that there is NO shortage of houses here like there is in GB..... there are empty houses around every corner here...... and also lot of the mid 20's and above here in Northern Ireland will happily live at "home" with Mum & Dad until they can save enough up to afford to buy their first house, so not as much strain on the rental market. OK not the case everywhere but a big factor I think. Also the Boom in prices was higher here than anywhere else in the UK and as we seen, so was the fall so a LOT of ordinary people got burned not just the "big guys"...0

Not sure about the empty houses - not seeing them in my area. Are these empty houses for sale or just lying idle? Are they on at realistic prices?
One thing i did read is we're now 6-7 years after the "bust", so theres a whole new generation of home buyers coming through who were not "burnt" by the last bust, therefore are not carrying that same baggage / worries as other people in the market are.
As i said 6 months ago - i'm seeing a lot of developments starting up again - and successfully selling houses, so there is certainly movement, even though there may be empty / unsold houses around.0 -

LOL. I wasnt using the term generation in say, the biblical sense of 40 years.
Just a whole new "wave" of prospective buyers, is maybe a better phrase.
Welcome back Tara by the way, did you get sorted out with a house before the market started rising again six months to a year ago? I know that was your aim.0
