A tip from me, avoid Templeton Robinson and Hampton. They overvalue in my opinion.
I know someone who bought in the bell towers for RV-25% so there are realistic people out there.
Some are overvalued because they are new builds (built in the last 10 years) and the owners just can't accept the loss.
I was looking at the semi's up at St John's. Asking £175k+ for them and the 3rd bedroom is a joke. They seem to be selling at around £165k - £170k for the ones I viewed. A bit steep considering what I would consider needed to be done to them for my needs and tastes.
I wasn't aware of Hamptons overpricing, but I'll check their next listing I receive and double check - I don't get much from the Property News alerts for them. TR are embarassing. I haven't viewed anything they have listed yet as the asking price is just crazy. I could always bid what I feel it is worth, but the hassle of dealing with vendors who expect something closer to asking price is not worth it - esp as the properties did not stand out for me!0 -

It's falling, though. It was perhaps the last and the slowest to fall, but it couldn't hold out forever. As always, there will be a flood of new properties come spring. We're in no hurry.

I'm led to believe by a local estate agent that a few very long chains have just kicked in. In fact the street I live in has had 'sale agreed' signs go up on 6 houses in the past few days alone.
Not sure what the prices were but from checking the property prices round here (cregagh/castlereagh) look the same as they did six months ago.0
