Received first offer

My house has been up for sale for about eight weeks. Only three people have viewed it. The last person has made an acceptable offer but has no offers on his property.

If I accept his offer what should I do if I am made an offer from someone else who is in a better position to buy?

What if he can't get a buyer?

What if he tries to use any negative survey results to push price down further?

What if he walks away and buys elsewhere?


Unfortunately my crystal ball isn't helping any.


Any advice most welcome!

    You tell him that because he isn't a proceedable buyer you can't except his offer at the moment, but that if he gets a buyer for his house before you find a proceedable buyer for yours then you'll be quite happy to consider his offer.

    Any decent estate agent will advise you that you shouldn't consider an offer unless the buyer is proceedable.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.
  • We put an offer on a house through an EA when our house went on the market. We were told that the offer was accepted but that until we had a buyer for ours the property would still be marketed and that if someone came in with the same / higher offer and in a better position we would lose that property...which we did.

    We're not planning to do that again - the fact is we grew too attached to our prospective new home ....

    I'd do as cattie says. You can't accept the offer until he is under offer himself.

    I don't even understand the point of telling someone their offer is accepted 'unless I get another one in the meantime'. It's too much like getting someone's hopes up.

    Plus they will keep offering money in a naive attempt to seal the deal (says devil Doozer!)

    Spoke to EA, I have accepted the offer in principle, which doesn't really mean anything.

    Hopefully he can get a quick sale from a first time buyer.
