Mortgage query - In the country 4 months

Hello,

I am trying to source a mortgage although I have only been in the country for 4 months. Whatever mainstream company I go to, they say that I've not been here for over 6 months and they cannot check my credit history in Ireland.

Does anyone know of a mortgage company that will allow me to take out a mortgage although I've not been here 6 months and someon that will take my faultless Irish credit history into account?

I' ve found my dream home and want to get this sorted ASAP.

    I think there should be plenty but what loan to value are you after

    There are plenty of lenders that will look at a mortgage application for you.

    Being from an EU country will mean you are ok for a mortgage with all lenders.

    HOwever it will depend on your overall scenario, as to whether they will look at the mortgage for you i.e. employment status, income, debts, etc

    I have already approached several brokers who have said they cannot check my credit rating in Ireland and I have not been in the UK for longer than 6 months.

    The value of the property is 135K and I have 18K up front so I need a loan of 117K (86% of the purchase price). I do not have any debts or no monthly outgoings. I am also a first time buyer with no property to sell and in full time/permenant employment.

    You may noy have much of a credit history, but the lenders will make the decision as to whether to lend to you or not - not the brokers

    A good broker will talk to the lender beofrehand, discuss the scenario, and then come back with options

    Do you have credit cards etc here in the UK? Mobile phone contracts? Current accounts?

    What is your income?

    Provided your income is ok, you should be fine
