Insurance for furnished rental property

My partner and I in the process of buying our first property. Since we began this incredibly slow process, my partner has now gone abroad with his job. As he's going to be away for a while, I've decided to join him, so we're hoping to rent the property whilst we're away.

We've been advised to rent the property furnished and take out contents insurance cover. Can anyone recommend insurance companies that will cover furnished lettings as I'm having difficulty with the main stream insurers I've tried so far.

    Basically you need a landlords policy not a standard household policy. You will need to change the building insuarance cover too most likely as the standard policies will not cover you renting.

    Remember you will also need the mortgage companies permission to rent out the house if you have a mortgage. They will possibly charge you a higher interest rate for the privilidge!

    We are renting our property later this month as we are going abroad. We needed permission from the mortgage lender and the freeholder and the lender isn't charging a higher interest rate or charging for any admin fees etc. The only stipulation was that it was an assured shorthold tenancy, which it is. I have looked at several landlord insurance sites and the best quote was Endsleigh (unfurnished). https://www.endsleigh.co.uk

    Remember to write down serial numbers of all electrical equipment and take photos of all the furniture. It is not unheard of for items of furniture to be sold by tenants and replaced with something far worse (e.g. a wide screen telly replaced with a portable.)

    Yes, take photo's even if it's unfurnished as they may damage a kitchen cupboard, shower tray, marble hearth etc. then you have some come back and can take it from their deposit. Note down and photo where the damage/wear is before you rent - i.e. stains on carpets etc. so they can't argue about it at the end of the lease. They have accepted it as it is and if it's worse, they will have to replace.
