Full Re-Plumb Of Dilapidated House

Just want to get your guy's opinion on how much we should be paying for re-plumbing a 3 bedroom semi-detached house in the South-East. The house is completely dilapidated with everything needing replacing. No carpets so access under floor boards is dead easy.

We have received a quote for just shy of £13,500 from a plumber who was recommended to us, however the price seems high, what do you guys think?
Worcester Bosch 24i system boiler £790.8

Horizontal Flue £124

300l MegaFlo unvented cylinder plus safety kit £760.6

Programmer £145.44

Mag clean unit 22mm £96.83

22mm scale master £48.14

Rad valves including towel rail valves £110.14

This quote also includes:

- the installation of a new 25mm mains supply (although it excludes ground works),
- the installation of a new soil pipe (also excluding groundworks)
- installation of 7 new radiators, however it excludes their supply
- excludes second fix plumbing of the bathrooms and kitchen

  • emm interesting, ok a couple of points because without seeing as i don't know if he is doing more than it seems.

    unless the flue is going a long way it's too dear.
    you don't need a 300 ltr unvented cylinder.
    you aren't getting a megaflow for £760
    a single channel programmer for the hotwater is too dear.
    2x zone valves are dearer than £80
    you are being charged £317 for chemicals then £400 for a powerflush this should be around £300-£400 all in.
    nice of him to tell you he is making £600 profit, yeh right
    if he is only fitting the heating system & doing the plumbing for the kitchen & bathrooms (ie no tiling or associated works) his labour figure is laughable.

    get at least another two quotes or failing that I'll do it all for £13k where ever you are in the country :D

    Why did the plumber say you need a power flush on a complete new system surely just a manual flush will do
  • Halve the cost of the pipe and at least halve the cost of the fittings.

    A 300l megaflow is ridiculous for a 3 bed semi and as southcoastcorgi says you wont be getting a megaflow for that money.

    Chemicals for a brand new system will be £50 max.

    No need for a power flush at all.

    Labour price is a joke.

    I found out today that excludes the supply of the radiators and doesn't include the second fix in the bathrooms! Does sounds excessive then.

    How much would you guys think labour should be?

    OMG it gets worse, kick him into touch he is taking the p1ss, get another two quotes, it's excessive even if he was supplying the rads & 2nd fixing the two bathrooms & kitchen.
    how are you suppost to fit a new heating system without rads :rotfl:

    Sounds about 10 working days work from here, so even at my prices the labour is way OTT by about £2K, and that would include VAT

    If you dentify wheteaboutsin the South East you are, someone on here maybe able to recommend a plumber.
    Eat vegetables and fear no creditors, rather than eat duck and hide.
  • We are in Surrey. Complete re-plumb of a 3 bed semi including new WB 30i system. Like you, total refurb, so easy access for them. Pipework to bathroom, downstairs loo, kitchen, outside tap, adding stop !!!! for main. All pipework, materials and rads and boiler, all for just short of £6k. Though that didn't include second fix on anywhere, just leaving capped pipes ready for all that followed.

    I was going to suggest a divide by 2 scenario but Happy Days has effectively already done that. Mind you its NOT for the exact same SOW.
