some reassurance need on this moving lark..

sold our house about 4 weeks back, (well accepted a decent offer on it) to first time buyers, we offered on a house which we eventually lost due to a higher bidder about a week after accepting the offer on ours. we have search far and wide for a suitable house but no luck yet, i'm more concerned that our FTB have not had a survey done, and concerned that even though i'm chasing our estate agent about when this will be done he cant find out.

my main worry is that we will finally find a house and the FTBs will pull out (they may well be keeping a eye out on the market anyway) my estate said not to worry they are keen on our house, but is that normal would you wait until the people you are buying from to have your survey done.

i appreciate that they may think that we could pull out leaving them out of pocket, but just wanted to know if thats the norm?

oh and anyone else fed up with the lack of houses on the market, i'm looking at the 300-400k bracket, and around this way there are no new properties coming on, the ea's all say there will be a big rush before the HIPS come into play...

    You need news from FTBs! I'm afraid to say I wouldn't stand waiting this long for news on a survey UNLESS your FTBs are specifically not instrusting the survey until you have found a house; in which case they should have told you this also.

    You need to find out why it is taking so long. Surveys are normally instructed very quickly though one house I sold, the mortgage company were inundated due to offering a fabulous rate and that took four weeks to happen but I was kept informed.

    Worst case scenario is that they aren't actually pressing ahead with this at all; people do occassionally disappear, especially FTBs.

    Don't stand for being fobbed off by your agent.

    I think people might bring putting their house on the market slightly forward but if they do, then it's bound to be followed by a slow period!

    Keep looking, extend your search area slightly and view things you have previously discounted! I've bought a couple of houses that didn't look good on paper but ended up having bags of promise!

  • i would have thought it should have been done my now, Id contact the agent & ask them to keep marketing the property until the survey is done.

    thanks its what i thought really, i didn't want to push them too far because I didnt want to come across as too pushy although I thinks someones taking the mickey out me... well thats how its feels.

    when i rang the EA first time round he said his brother in law was a mortgage broker and was sorting it out for them, but he was concerned about a planning application nearby, i told him the application was turned down and i have the letter form the council to prove this, they replied they were satisfied with a copy of this, and its so hard to get hold of the EA, we only went with them because they were selling the house we were going for and i thought they would help us get that one.


    I will ring the EA tomorrow and ask them to put it straight back on the market, i may actually give them the two weeks required notice and market it with someone else.


    we wanted to stay in Rayleigh, essex because my eldest daughter starts school in september and i wanted her to keep the same group of friends plus my wife has loads of friends this way.


    so far we have been as far as maidstone, kent, colchester, south woodham ferrers, wickford, rayleigh, hockley, harold hill and still no real beauties that I think thats so much better than what we have. starting to get fed up with it all really, well we both are, in two minds whether to stay in our three bed, and either pay a bit off our mortgage and see how it goes in five years time, just means that my daughters will have to share a bedroom, no real hardship though.

    Hi I'm a FTB and as soon as we had the official offer letter from EA saying vendors had accepted we arranged the survey asap,within 2 weeks of offer being accepted we had our survey done i wanted to make sure our vendors knew we were serious about the house and i didn't want to drag my heels but now seems like eveyone else don't think like me,
    Try and get some info from your EA you don't want to be hanging around.

    As doozergirl says, they could just be holiding off on their valuation until you've found your new place.
    Whay would they want to risk a few hundred pounds, without you finding your next place - which could (perhaps as far as their concerned) end up with the sale falling through?

    If this is the case, they should have told your ea, who should have told you.

    Unless you're happy to go into rented if you can't find somewhere? Maybe they need to know that their purchase of your property is not dependant on finding somewhere else?
    If it is dependant on you finding somewhere else, I can't blame them for saving their cash until you've found somewhere...

    Also remember, the new house you find, the owners there could be looking for someone else, and so on and so forth. I think it's fairly reasonable practice to not arrange valuation/surveys until the chain is complete.....
