    We got the keys, that's the most positive part of the day. Needs even more work than anticipated and stinks of dog - I say it can only get better but OH looking for cliff to walk off...

    Well ironically, I walked away from 2 houses this week. One that needed a lot of work doing (more than *I* anticipated, but that's why you drag Dad around to these things) and one that had a strange smell** .

    What do you think needs doing above and beyond what you anticipated?

    Central heating doesn't seem up to par, the kitchen is worse than we thought and she's taken stuff that should have stayed - that's one for solicitors but just...

    Oh and it's dog, she had two.

    Central heating doesn't seem up to par,

    Check the radiators - are they hot top and bottom? If just the bottom, bleed them, if just the top they may need flushing. Also check that all the radiators are of equal(ish) heat. If the system is unbalanced, then it may be pumping all the heat out into a room you don't use, and chilling the rest. Go find the pump - is it old? New? Listen carefully to it. If it makes a lot of noise it's bad, if it makes no noise, it's dead.

    Z you forgot to say - if the water going going to the pump is hot but there's no noise then try to wake the pump up with a good shove, or a decent tap with a hammer :).

    The dog smell will be in soft furnishings so you may need to remove the worst offending areas and steam clean the rest.

    Central heating
    Check the pressure
    Bleed the radiators
    Check when it was last serviced.
    They should Have left you a manual or you can download one if you Google it.

    You aren't alone. I need a locksmith to help me get out of the house and I am going to ask one of the neighbours to help me get a bed out of the house!
