Lister, Very well done, I'm pleased for you! You say you're in the suburbs-London? would you mind saying, roughly where? Thanks.

    Sorry, not London no, Worcester.
  • I will be putting our house on the market later this year, probably in the summer which raises another question in my mind as i type, when is the best time to put it on the market?...

Anyway, i have read posts here with interest, here are my thoughts:

I intend on getting a valuation from all local agents along with quotes detailing exactly what they offer in terms price, lock in period and where it will appear online etc..... i then intend to compare that with online agents and haggle with my favorite of the local agents to see how close i can get to the terms of the inline agents (not very is my suspicion)..... By keeping my options open in this way i believe i will eliminate the issue with valuation that some people have mentioned. It is only once i have all this information that i will be able to make a judgement on who to give the first attempt at marketing my property....

One further thought, i do not see that a local agent would add value to a house through negotiation, my experience of buying our house six years ago was that all agents are merely a messaging service, some tried to exert influence but this just put me off as a buyer.... The thing that i want from an agent is someone to take a message, pass it to me, then i can consider it in my own time and then use them to pass the message back or maybe even call the person myself dependent on what i feel is appropriate.

I will keep monitoring this thread with interest and share experience as it happens.

After reading this thread, I decided to go with housenetwork. A scary decision as I really want to sell this summer! My house has *just* gone on the market with them, but my experience so far has been good -the guy that did the home visit was very nice and the photos he took were generally good (although I may replace a couple of them). I'll report back with any further comments that are relevant. Finger crossed for a quick sale! :)

Just to add -we went for the £495+VAT option (local agent wanted ~1% so £1800+VAT)

I have a 5% discount code if anyone would like:
