Quote for rendering repair/lead flashing in roof

Hi guys :)

Can anyone tell me if this quote is in the right ballpark please? Bear with me as I try to explain as best I can.

I live in a little Edwardian terrace that has raised parapet walls on the roof on both sides (about a foot & a half in width) marking the edge of the property on the roof between us and neighbours. On the parapet on one side at the front of the house, the rendering has cracked vertically down the edge and the lead flashing at the front has come away. As a result water is getting in, and presumably running along the soffit resulting in a damp patch in our room directly below.

We've had various roofers come out to repair it the last few years (last guy came in 2 years ago) but recently due to the bad weather its got considerably worse. I've had trouble getting anybody out to give me a quote for the work - we've had a quote from a roofer we've never used but comes recommended from a brickie friend of ours.

He's quoted us £650 (£300 of which is for scaffolding), for a days work (probably) to repair the rendering and replace the lead flashing. This is if we do the work through him, he said we can do it through the company he works for but this will have 20% VAT added on top.

My concern is the scaffolding - previous roofers haven't used it (last roofer in charged £375 for the same work but didn't use scaffolding), so not sure if its really necessary? But then I also think that maybe the other work we've had done wasn't done probably if scaffolding wasn't used, or whatever.

Any thoughts? :)

    I suppose the question is...if you were to go up on the roof would you want scaffolding there rather than
    something like a ladder....

    if he doesnt have his own scaffolding then that is probably the going rate to hire one to do the job....

    its my view,and of course I dont know how high your roof is,but its better to have the proper equipment when doing a job rather that hoping for the best and that a ladder will hold

  • Thanks LEJC, I figure I'm just questioning it as the other guys we've used before have used ladders rather than scaffolding.

    Is that a good price for the work do you think?

  • Is it really £300 for 1 day hire of scaffold?
    Id check the cost of the materials then you can estimate if it's a fair price

    no harm in getting more quotes
