better to change the lock in advance so they cannot let themselves inIs that legal?
A question which comes up SOOooo regularly... Do a search.
And if it is, is that good advice?
But basically
1) landlord has various rights, including access
2) tenant has various rights, including security and quiet enjoyment
The rights can (do) conflict.
Only a court can decide which takes precedence in each individual case.
So if T changes lock (enforcing their rights but potentially denying LL their rights) then LL can either:
* force entry (criminal: breaking and entering AND harassment - see Protection from Eviction Act) or
* apply for a court order (with uncertain results, especially if T has written to LL denying entry, with a reason)0 -
That's why I often suggest a burglar chain unless you are !!!!!!ing up a PVCu door or antique, and are not cack handed, the landlord does not suffer any loss.
Shed alarms are also good as they need not be fitted screwed down and scare the heck out of a LL/A who are in without notice.Stop! Think. Read the small print. Trust nothing and assume that it is your responsibility. That way it rarely goes wrong.
Actively hunting down the person who invented the imaginary tenure, "share freehold"; if you can show me one I will produce my daughter's unicorn0 -
Road_Hog's question was about the legality of denying the LL access (at least that was my understanding).propertyman wrote: »That's why I often suggest a burglar chain unless you are !!!!!!ing up a PVCu door or antique, and are not cack handed, the landlord does not suffer any loss.

If a burglar chain is used for that purpose (to deny LL access), then it is no different to changing the lock.
But we could debate the pros/cons, and legality/illegality (in a broadest sense ie breach of civil as well as criminal law) endlessly.
The important point is to have a basic understanding of these rights, to have the confience to enforce your rights when required (whether a LL or a T) AND to understand the risks (eg to deposit if 'damage' is done)0 -

Even if you leave hopefully these cowboys (agent & LL..) will have to get things fixed and perhaps will have learned something (well.. we can hope eh??)
Best wishes & have a lovely Xmas & don't let the b****ards get you down!!!
Thanks so much for the encouragement and Merry Christmas to you too! :rudolf:
It took me a while to get the courage up as I have a serious, incurable condition and can do without the stress. I was shaking from head to foot before the inspector arrived! I've calmed down a bit now.
