    With house prices rising like they are in your area, you'd be mad to scrimp and risk losing another place

    Why not add another £5K to the asking price and keep the bubble alive? I assume that you are well within budget.

    If your biggest worry is the carpets and the decor then its upto you, regardeless of decor i would offer the going rate or what you feel is a decent price for the property.
    If it doesnt pay rent sell it.

    Its likely the EA round the corner knows that the other one went for 220 immaculate. Thats why this is priced at 215.

    5k on carperts - youll get change.

    Id just pay it TBH, if the only difference is carpets & decor not being to your taste ( not that theres anything intrinsically wrong with the property ) this can be changed- and in time youd probably do it anyway!

    I would never go full asking price. If the seller thought they would get asking price they would have asked more...
