hi there
i need an extra bedroom fairly urgently, but want it upstairs. this means building a ground floor room that for me is uneeded.
nanna has offered to pay for the whole extension and live in the ground floor room. (rent free)
apart from the legal side (contract for if she moves out i pay back, no claim on whole house etc) what about council tax? will i need to put a connecting door in for the council tax or can i leave the ground floor room with only one outside access door( was hoping to give her lots of privacy.)
and are there many other problems you can forsee?

problems??
It sounds like your going to let her use the ground floor extension to live in, without an internal door. How big is the extension going to be when all you want upstairs is a bedroom.
She will need a living area, bedroom, bathroom, kitchen!!!!!!Anything I write is based on my opinion only. Before acting upon any advice from anyone on a forum further professional advice should be sought.0 -
it will be a little bedsit.
she will have a loo and shower room, a kitchen area and a bed area.
the whole thing (not certain yet) will be the entire length of my house.
around 30 feet long. about 10 to 12 feet wide
considering she lives in a 3 bed house on her own, and it was her idea i dont see a problem.
the upstairs room will also have a shower and loo room.

I would take some time designing it so that it can be quickly and cheaply converted back into "normal" room when your Grandmother dies or if you want to sell the place.
I.e. Design the toilet and shower room so that you can quickly partition them off into seperate little rooms;
Make sure the "front" door will convert easily to a side entrance.
Make sure you include wheelchair access and room for a easy access bath. Your grandmother might be mobile now....
Use freestanding kitchen appliances (electric cooker, fridge) that can be pulled out and replaced with tumble drier and washing machine to create a utility room;
Don't use fitted furniture;
Create an internal doorway that looks like a normal part of a house. You can always put a lock on it for your grandmother to lock you out (or her to lock you out!)
When you sell you can then market the property as having a granny annex. If it doesn't sell you can then quickly and cheaply convert it into a normal extra room or two.
Finally, talk to your grandmother about her plans! What if she gets ill and cannot look after herself? Are you going to feel obliged to look after her? Will she go into a home? Will she need her money back to pay for the home?
Someone else might be able to comment on whether the DWP will refuse to pay for a home because she has "deliberately wasted" her savings on your extension. They might make you pay for the home costs - Speak to Citizens Advice.0 -
thanks Pal
thats the kind of problem i meant.
she will (i plan to make her) keep her original home so that could be sold if she needed a care home.
also if she cant stand living so close to me (as nice as i am) she can move back to the original home.
she is not my nanna, she is the kids nanna and she is young yet!!
oh and she is being made redundant thats how she is funding it.
and if she decides not to fund it then i planned to make a bedsit anyway and rent it out to cover the cost of extension loan.
